Project Completed

This past week, the final lift of asphalt pavement was installed along Debra Lane, Sandy Lane, and sections of Mary Kay Lane. This completes the major construction items for the project!!! There are a few minor repairs and items to complete.

A resident survey will be sent out in the next few weeks for your comments and reaction to the entire construction process. Please take the time to fill out the survey and return to the Village, we review each survey in an attempt to make the process better each year.

We do understand the great inconveniences you experienced throughout the spring and summer living in a construction zone, for that we did appreciate all your patience and understanding.

Sod Restoration Completed

This past week, the landscape contractor completed final grading and installation of topsoil. The contractor also completed the sod restoration along the project site. The contractor will continue to water the newly installed sod until it takes root and a healthy stand of grass is established.

This week, we anticipate work in preparation for the final layer of asphalt pavement to be completed. Work will include cleaning the roadway, milling joints, and pavement milling along Mary Kay Lane.

The final lift of asphalt pavement is currently scheduled for the first part of the week of July 27th

Sod Restoration Scheduled Week of July 13th

As you can tell by the reduced activity on-site, the major construction items are now completed. Last week the contractor performed some miscellaneous landscape grading, site clean-up, and various testing and inspections.

Sod restoration is currently anticipated to begin on late this week or early this week of July 13th.

Once all the work is completed, a final walk-through of the project will be completed to determine any items that need repair or additional work to be completed. Once all work is completed, inspections performed, and tests passed; the final lift of asphalt pavement will be installed. We are currently anticipating the final lift of asphalt pavement will be installed by July 24th.

Asphalt Pavement Installed

Thank you to all the residents that were without access to their driveways for approximately 1.5 weeks. Your patience and understanding was greatly appreciated. Now that the concrete work and first 2 layers of asphalt pavement are completed, we do not anticipate any further driveway restrictions.

Currently, the contractor is working on the landscape restoration along the entire project site. Once this work is completed, the contractor will begin performing the final inspections and testing prior to finalizing the project. Once all testing and inspections are completed and approved, the final lift of asphalt pavement will be installed. We currently do not have a schedule for this work, but we will provide you an update as the timing is finalized.

Thank you to all the residents who are without access to their driveways. Your patience and understanding is greatly appreciated. If work is performed as scheduled with no delays in the weather or unforeseen circumstances, the first two layers of asphalt pavement are scheduled to be paved next Wednesday and Thursday. Once this paving is completed, residents will be allowed back into their driveways. If an unexpected or weather delay occurs, residents will be notified regarding the access to their driveways. Every effort possible will be made to ensure all driveway access is restored prior to the July 4th Holiday.

Concrete Work to Begin this Week

The rain events throughout the week caused the scheduled concrete work to be pushed back and begin this Monday, June 22nd. Residents within the project site along Debra Lane and Sandy Lane are being asked to please have their vehicles removed from their driveways and garages by Monday, June 22nd by 7:00 AM. We anticipate access will be allowed prior to the July 4th Holiday, once the concrete work is completed and given time to cure as well as having the first 2 layers of asphalt pavement installed.

The Village understands the significant inconvenience that is caused to residents while they are not allowed to access their driveways and garages. The Village is committed to ensuring that access is restored as quickly as possible, but please understand all work is weather dependent. Should additional delays be encountered, residents will be notified with an updated schedule.

Roadway Reconstruction On-Going. Concrete Curb & Gutter Next Week.

·         Preparation work prior to concrete curb & gutter
·         Pouring of concrete curb & gutter.
 
Nicor Gas (Gas Main and Service Replacement)
·         Continuation of main line and service replacements.

The roadway excavation portion of the project is currently under way. During this phase, getting around the neighborhood will be difficult due to the number of trucks required and construction operations on-going. During the concrete curb & gutter, driveway, and sidewalk installations, access to driveways will be restricted to allow for the concrete to be poured, allow sufficient curing time, and asphalt pavement to be installed. We anticipate residents will be out of their driveways for approximately 2 weeks once the concrete work begins to having the roadway paved with access restored. Exact timing is yet to be determined, but will likely begin the middle of next week. Residents will be notified of exact timing and parking instructions.

The contractor is also anticipated to work on Saturday, June 13th starting at 8:00 AM

Gas Main Replacement and Roadway Excavation to be Performed Next Week.

·         Removal of existing concrete curb & gutter and driveways
·         Installation of temporary access ramps at driveways.

Nicor Gas (Gas Main and Service Replacement)
·         Connecting new gas main to existing gas main
·         Installation of gas services.

Without prior notification, Nicor Gas arrived on-site this week to begin installing the new gas main and services along Debra Lane and Sandy Lane. The Village is coordinating with both Nicor Gas and DiMeo Brothers to allow for both contractors to work on-site at the same time. All measure will be taken to allow both contractors to work concurrently; however, there will be specific construction operations that will not allow this to happen. In these instances, we are requesting Nicor Gas to defer to DiMeo Brothers so the roadway can be reconstructed as quickly as possible.

Thank you for all your patience and understanding as the Village has been working through these coordination issues due to poor communication by Nicor Gas.

Nicor Gas Main and Service Replacement Delayed. Roadway Reconstruction to Begin June 8th.

It was initially scheduled to have Nicor gas replace the existing gas main and services to each home prior to starting the roadway reconstruction phase of the project. Due to numerous delays, lack of coordination and communication, and without a definitive schedule from Nicor to begin the work, the Village has decided to move forward with the roadway reconstruction phase of the project. Nicor gas will be forced to complete their work following the roadway reconstruction and make any necessary restorations due to damage they cause.

The roadway reconstruction is currently scheduled to begin the week of June 8th with excavation and installation of aggregate base course.

We sincerely apologize for the inconvenience the delays resulting from Nicor’s poor management has caused. If we knew the gas main and service replacement would be delayed this much, we would have started the roadway reconstruction immediately following the completion of the underground utility construction.

Nicor is currently scheduled to begin gas main and service replacement on Wednesday, May 20th. The project estimated to take 1-2 months to complete.

Nicor Scheduled to Begin Work

We are currently working with Nicor to determine their schedule to begin gas main and service replacement along Debra Lane and Sandy Lane. If it appears this construction will be delayed by an extended period of time, the Village may request the contractor to begin roadway reconstruction prior to the Nicor Gas work beginning. Residents will be notified of the on-going construction operations.

Underground Utility Construction Completed. Nicor Gas to Begin Gas Main and Service Replacement

·         Made final connections between existing water main and new water main.

·         100% of Underground Utility Improvements are completed.

Work Anticipated This Week:
·         General site clean-up
·         Demobilization of equipment.

Now that the underground utility improvements are completed, DiMeo Brothers will be demobilizing from the site to allow for Nicor Gas to install new gas mains and services along Debra Lane and Sandy Lane.

We anticipate Nicor Gas will be on-site starting the week of May 11th. It is anticipated it will take them approximately one and a half months to complete the project.

Water Service Installation Continues

Work Completed Last Week:
·         Completed installation of storm sewer improvements
·         Began installation of water services to individual homes.
·         Storm sewer Improvements are 100% completed for the project.

Work Anticipated This Week:
·         Continue installation of water services to individual homes.
·         Make connections between existing and new water mains. 

Water service replacements will continue this week. New water services will be installed from the new water main to the existing b-box within the Village right-of-way. New services will not be installed all the way to your home. During water service installation, water to individual homes will be turned off while the transition is made. Typically the water is turned off for 1-hour. The contractor will knock on the door of each home prior to turning off the water. It is difficult to determine the exact timing of the water shut-off; therefore, 24-hour notice is not given. The contractor will work with you to determine the best time to shut-off the water to the greatest extent possible.

Once the water main improvements are completed, all of the underground utility improvements associated with the Village project will be completed. At that time, Nicor Gas will be on-site to replace the existing gas mains and services along Debra Lane and Sandy Lane within the project limits. During that time, the general contractor for the project, DiMeo Brothers, will not be on-site until Nicor Gas is completed their necessary improvements. It is anticipated that Nicor Gas will be on-site in Mid-May. It is anticipated the Nicor work will take approximately one and half months to complete.  Once the Nicor Gas improvements are completed, DiMeo Brothers, will re-mobilize to complete the roadway improvements including roadway reconstruction, new concrete curb & gutter, and new asphalt pavement.

Water Main Installation to Continue

  • Completed sanitary sewer service replacement, with exception of a few approximately mid-block of Sandy Lane due to utility conflicts.
  • Replaced sanitary sewer manhole at 2519 Debra Lane.
  • Made connection to existing water main at the intersection of Mary Kay Lane and Debra Lane
  • Began installing new water main north along Debra Lane.

Sanitary Sewer Service Replacement Continues

The new sanitary sewer service will be replaced from the sanitary mainline sewer to a point between the existing curb & gutter and the existing sidewalk, depending on existing landscape in the area.

Resident Preconstruction Meeting Scheduled for March 11th

A resident preconstruction meeting is scheduled for Wednesday, March 11th at 6:30 PM. The meeting will be held at the Community Room at the Police Department, 2500 East Lake Avenue.

DiMeo Brothers, prime contractor for the project, will begin mobilizing, saw-cutting, pre-construction televising, and other preparatory work on Monday, March 16th

Excavation work is expected to start on Monday, March 23rd.
